Citywide Home Mortgage expands nationwide, reports 400% growth

National lender Citywide Home Mortgage has significantly expanded its presence across the US, growing from 32 states to all 50 and increasing its loan production by more than 400% in 2024.

The lender, part of the Rate family of companies, opened 33 new branch offices over the past year, extending its footprint beyond its original 32-state presence.

The growth follows the appointment of John Cady as president and CEO in August 2023. Cady, a 35-year mortgage industry veteran, previously held leadership roles at Stearns Lending, Bay Equity, and Cardinal Financial Company.

Citywide attributed its rapid expansion to a strategic branch growth model and operational restructuring under Cady’s leadership.

“Citywide is a very different entity than it was just a few short years ago,” Cady added. “Even lending professionals and longtime partners familiar with our practices and performance in past years have told us we’re a different lender than we once were.”

Originally founded in Utah in 1998 as Citywide Home Loans, the lender rebranded as Citywide Home Mortgage in 2021 after joining Rate.

“The combination of strong financial backing and significant resources, including top flight technology, is allowing our originators and branch managers to provide the offerings that only top lenders could, but with turn times and service levels more akin to an elite, boutique provider,” Cady said in a Press release.

Despite ongoing challenges in the mortgage market, Citywide plans to continue its expansion in 2025.

“All indications are that, while the recovery will be uneven, there will be origination business to be had in numerous markets. We’re confident that we’re now positioned to present ourselves as the very best option to borrowers and partners alike, and we know we have the people and resources in place to make that happen on a long-term basis,” Cady said.
