The Alabama city of Tuscaloosa is the worst performing metropolitan area with price declines in the past four months and down 17% year-to-date.

The metro was the only one of the bottom 10 to decline, with the others –  mostly in Alabama, West Virginia and Virginia - showing little or no increase.

The figures are revealed in the latest home price index report from mortgage tech firm Black Knight Financial, which shows a 5.8% rise in home prices nationally.

That gain meant a new high of $272,000 in March 2017, up 2.3% since the start of the year. The rise for the month was 1.3% with Washington state leading the appreciation with a 2.2% increase.

For metros, San Jose, CA saw the highest rise, up 2.6% in the month followed by Seattle, WA at 2.4%.

Fifteen of the 40 largest metros hit new peaks for home prices: Austin, TX; Boston, MA; Charlotte, NC; Columbus, OH; Dallas, TX; Denver, CO; Houston, TX; Kansas City, MO; Los Angeles, CA; Nashville, TN; Portland, OR; San Antonio, TX; San Francisco, CA; San Jose, CA; and Seattle, WA.
