Rural property market: castles to cottages, what buyers can expect to pay

Buyers looking to leave urban life behind face a wide range of options and price points, according to analysis from rural property platform LandSale, which has examined listing data across Great Britain to compare asking prices, acreage, and time on market for castles, vineyards, barn conversions, and cottages.

Castle listings across Great Britain carry an average asking price of approximately £2 million, with an average size of 49.93 acres and an average of 157 days on the market.

Yorkshire and The Humber holds the most expensive castle listings in the dataset, averaging £7.25 million across properties of around 115.58 acres. Those listings have sat on the market for an average of 186 days.

The South East offers the lowest regional average, at £1.9 million for properties averaging four acres, with listings remaining on the market for 131 days on average.

Vineyard listings present a more accessible entry point into rural ownership. The national average asking price stands at £995,000, with properties covering an average of 13.4 acres and spending 129 days on the market.

The East of England is the most expensive vineyard region, with listings averaging £1 million across 11.47 acres and spending just 24 days on the market on average.

In the South East, vineyard listings average £500,000 for approximately 13.88 acres, though those properties have remained listed for an average of 139 days.

Barn conversions offer broader accessibility for buyers seeking a rural move. Across Great Britain, current listings average £625,000, with properties spanning 2.42 acres and spending 94 days on the market.

The South East records the highest regional average, at £899,500 for properties of around 2.44 acres, with an average of 90 days on the market.

Scotland sits at the lower end, with listings averaging £425,000 across 2.75 acres and 88 days on the market.

The national average asking price for a cottage listing is £675,000, covering 3.09 acres and spending an average of 93 days on the market.

London records the highest average asking price at £1.75 million for properties averaging 9.1 acres and 67 days on the market. For those seeking a more traditional rural setting, the South East's average stands at £975,000.

Scotland again offers the most competitive pricing, with an average of £320,000 for 7.7 acres, with listings having been on the market for an average of 84 days.

"What the data demonstrates is the breadth of choice available. Buyers don't necessarily need a multi-million-pound budget to find a property with land and a rural setting, and the regional figures show that the price and scale of that escape can vary significantly depending on where in Great Britain they look."
