Greater flexibility for property investors and non-traditional borrowers

LendInvest unveils new mortgage products for diverse borrowers

LendInvest has launched new mortgage products and made changes to its lending criteria to support a broader range of borrowers, including self-employed individuals, those with non-traditional income sources, and property investors looking to maximise their purchasing power.

The updated range includes limited-edition residential remortgage options with no product fees for Tier 3 and Tier 4 loans. Borrowers can also take advantage of reduced rates on Tier 0-2 no-fee options and fixed five-year rates at 65% and 75% loan-to-value (LTV) with a £1,995 product fee.

The lender has also introduced more flexible Interest-Only mortgage options, now available up to 70% LTV, and part-and-part mortgages at 75% LTV.

In a move designed to enhance opportunities for property investors, LendInvest has increased the maximum LTV for Buy-to-Let loans on small Multi-Unit Freehold Blocks (MUFBs) to 75%. This adjustment is intended to provide investors with greater flexibility in financing their portfolios.

Sophie Kettle, commercial director at LendInvest, emphasised the importance of offering products tailored to individuals with diverse financial situations, such as the self-employed or those with credit blips.

"Not all home-buyers fit the traditional mould for High Street lending, and that’s why we’re delighted to make available this limited edition of Remortgage products… We believe that these product enhancements reflect our ongoing commitment to providing options that meet the evolving needs of brokers’ clients,” Kettle said.

“We also know that property investors are always wanting to increase their investing and purchasing potential, and by increasing the Max LTV on smaller MUFBs we are giving them a clear path to achieving their property goals.”

Full details on the new products and criteria are available in LendInvest’s Residential Criteria Guide and Residential Rate Guide.
