Hope Capital appoints Aberdein Considine and Carters to speed up Dual+ bridging completions in Scotland
Hope Capital Property Finance has appointed two solicitor firms, Aberdein Considine and Carters, to extend its dual legal representation offering in Scotland. The move is designed to accelerate completions and cut transaction costs for brokers and borrowers across the Scottish market.
The appointments build on a run of enhancements to the lender’s residential bridging product, Dual+. These include a raised dual legal representation threshold of £1 million and instant valuations at enquiry stage.
Dual legal representation – where one solicitor acts for both lender and borrower – is valued by brokers handling time-sensitive bridging transactions. It removes the friction of coordinating multiple legal teams, cutting turnaround times and borrower costs.
Hope Capital has operated in Scotland since 2018. The latest move signals a deliberate push to build deeper infrastructure in the market.
Deepening Scotland commitment
Leanne Warrender, partner at Aberdein Considine, said the appointment aligned with a push towards more efficient deal structures. ‘Hope Capital has built a strong reputation for delivering fast, flexible and transparent funding solutions, and this enhanced approach will help make the legal process even more efficient for brokers and borrowers,’ she said.

Hope Capital is not alone in recognising Scotland’s relevance to UK specialist lenders. Hampshire Trust Bank extended its specialist mortgages footprint into Scotland last year, citing rising demand for bespoke lending. The pattern reflects a broader structural shift: brokers and developers are increasingly active north of the border, and lenders are following suit.
Hope Capital’s £35 million wholesale funding facility with Hampshire Trust Bank was also announced earlier this year. It was earmarked to support lending across England, Wales, and Scotland – signalling the lender has the capital to sustain the push.
What Scotland bridging brokers need to know
LendInvest introduced dual legal representation across its bridging range in 2024, and appetite for the model has grown steadily among specialist lenders since. For brokers used to legal delays on Scottish deals, an expanded dual representation panel is a structural improvement, not a minor product update.
Dual+ carries fixed rates from 0.79%, with a maximum 75% LTV and terms of up to 12 months. Hope Capital says terms can typically be offered within an hour and funds within a few days.
