Clapper launches new intermediary proposition

The business, with access to substantial private funding lines, has been created with a view to buying all types of UK commercial property, including shops, offices and industrial units in any UK location.

Decisions on whether or not to purchase, along with the offer price, are usually made within 48 hours, and sellers gain the added advantage of having no agency fees to pay.

The intermediary proposition is an introduction model. When intermediaries introduce property owners that are looking to sell, they will receive fees of up to 1% of the sale price payable on completion.

Clapper, chairman of sellmycommercialproperty.co.uk, says: “The pressures faced by intermediaries due to the lack of lending supply over the past few years has meant that diversification - into areas where strong client relationships can be utilised - has become essential for ongoing survival.

"I’m a firm believer in the power and resilience of UK intermediaries, so our proposition incorporates the opportunity for intermediaries to significantly boost income whilst helping their clients, and all during the normal course of their daily business activity.

“Intermediaries will often be one of the first advisers with which clients discuss the sale of their commercial property - perhaps whilst reviewing or seeking new finance arrangements - and until now there has been no way to assist with this area, or earn for that assistance. We pay significant fees for introductions that lead to a purchase – it really is that simple.”

sellmycommercialproperty.co.uk is a joint venture between Clapper Holdings and Werth Associates, whose team has over 22 years experience in the commercial property sector.

Jason Werth, managing director at sellmycommercialproperty.co.uk, says: “UK commercial property has experienced even more turbulence than residential has over the past few years and this trend is likely to continue into the foreseeable future. In recent months commercial prices have rebounded in certain sectors and locations, further increasing the price differential between prime and secondary stock.

"We are now starting to see an increasing number of owners looking to exit whilst economic factors remain so uncertain. In our view this is the time for experienced investors to be seeking opportunities with a longer term view. We provide fast decisions, and completions, which can be extremely helpful for many sellers in the current climate.”
