UK mortgage rates and product changes (Week ending 31 July 2026)

Here’s your weekly round-up of UK mortgage rate and product changes from the past seven days: 

Aldermore launched a new five-tier residential lending framework, broadening its criteria to accommodate first-time buyers with deposits as low as 2%, self-employed applicants, company directors, contractors, and customers with complex income or adverse credit histories, including raising the maximum loan-to-value limit to 98% for employed borrowers. 

April Mortgages partnered with Just Mortgages to launch a semi-exclusive Joint Borrower Sole Proprietor mortgage product, branded JBSP+, offering up to 100% loan-to-value lending on 10- and 15-year fixed-rate terms with support from up to three additional applicants who need not share the property. 

Barclays raised rates on 79 mortgage products by up to 14 basis points (bps), with two- and five-year fixed residential purchase deals across 60–90% LTV bands among those affected; representative changes included the two-year fix at 60% LTV rising from 4.49% to 4.63%, the five-year fix at 60% LTV moving from 4.53% to 4.67%, and buy-to-let and Green Home products also seeing increases of between seven and 14bps. 

Bluestone Mortgages reduced selected five-year fixed residential mortgage rates by up to 15bps, with rates starting from 6.04%.

BM Solutions raised buy-to-let rates by up to 10bps across both purchase and remortgage products.

Broker Conveyancing launched a fixed-price remortgage package priced at £175 plus a broker-selected referral fee of up to £300, replacing its previous Fixed Price Remo product and available exclusively through the new Broker Conveyancing Hub, with legal fees, ID and bankruptcy checks, telegraphic transfer, Land Registry fees up to £30, search indemnity cover, and official document copies included as standard, supported by ONP Solicitors. 

Buckinghamshire Building Society reduced rates across its residential and specialist mortgage ranges, cutting Everyday Residential discounted products by 40bps to 4.89% up to 70% LTV and 4.99% up to 80% LTV, while Portfolio Buy to Let and Expat Portfolio Buy to Let fixed rates fell by 20bps; impaired credit ranges Credit Revive and Credit Restore, and Limited Company Buy to Let and Holiday Let products, including expat landlord options, were also repriced.

Clydesdale Bank raised selected two- and five-year fixed residential product transfer rates by up to 23bps, while withdrawing its two- and five-year fixed products for loans above £600,000 at 90% LTV and increasing the maximum loan size on £499-fee products at the same LTV tier to £1,000,000.

Foundation launched a major refresh of its buy-to-let mortgage range, re-introducing F1 two-year fixed, £4£ remortgage and HMO two-year fixed products, adding a new HMO Green five-year fixed at 5.49% (75% LTV, 5% fee, £500 cashback), and cutting holiday let rates by 20bps to 5.99% on two-year fixes, with its lowest rate starting at 4.24% on the F1 £4£ remortgage product.

Halifax raised selected fixed rates, increasing remortgage rates by up to 20bps across two-, three- and five-year terms, while homemover and first-time buyer rates increased by up to 15bps and product transfer deals by up to 10bps. 

Hope Capital Property Finance raised the loan, dual legal representation, instant valuation, and no-upfront-legal-undertaking thresholds on its Dual+ residential bridging product to £1 million from £500,000, extended eligibility to Scotland alongside England and Wales, and added instant valuations at enquiry stage, with the product available at 75% LTV from 0.82% on terms of three to 12 months. 

Leeds Building Society increased fixed rates on selected residential, rate switch, income plus and buy-to-let products. 

ModaMortgages launched a limited-edition buy-to-let range with no application fees, offering two- and five-year fixed products for single dwelling properties from 3.59% and for HMO and multi-unit freehold block properties with up to six bedrooms or units from 3.69%, available to individual and limited company landlords up to 80% LTV with free valuations. 

Paragon Bank cut rates by 15bps across a selection of five-year fixed-rate buy-to-let mortgages for single self-contained properties, HMOs and multi-unit blocks at 60%, 70%, 75% and 80% LTV, with SSC green mortgage rates starting from 4.95%, standard SSC rates from 5.00% and HMO/MUB rates from 5.10%. 

Santander raised most fixed rates and selected tracker rates across its new business mortgage range, lifting all 60% LTV two-, five- and seven-year fixed products, as well as a 75% LTV three-year fixed no-fee deal in its product transfer range, by 5bps; some residential fixed rates in the product transfer range also increased. 

The Mortgage Lender cut selected residential mortgage rates, with two-year fixed products reduced by as much as 25bps and five-year fixed products by up to 15bps; two-year fixed rates now start from 5.69% at 75% LTV.

TSB implemented increases to residential purchase, remortgage, and buy-to-let mortgage rates of up to 20bps, with buy-to-let two- and five-year fixed purchase rates up to 75% LTV rising by up to 20bps and two- and five-year remortgage deals between 60% and 75% LTV rising by 10bps.
