Merseyside town tops Rightmove's list of fastest-growing seaside markets as coastal demand outpaces national trend
Bootle in Merseyside has recorded the highest asking price growth of any seaside town in Britain, with average prices up 11% year on year, according to new analysis from Rightmove.
Crosby in Liverpool and Penarth in South Glamorgan each posted 9% growth, placing them among the fastest-rising coastal locations. Llantwit Major in South Glamorgan (+8%) and Llanelli in Carmarthenshire (+7%) also featured in the top tier, pointing to sustained buyer interest in Welsh coastal areas.
The figures contrast with a national average asking price change of -0.3% over the same period. The current national average asking price stands at £378,304.
Nine of the 10 fastest-growing seaside locations remain priced below that national figure, suggesting affordability is a contributing factor to demand. Across more than 100 coastal areas reviewed, over 80% carry an average asking price below £378,304.
At the premium end of the market, Sandbanks in Poole holds its position as Britain's most expensive seaside location, with an average asking price of £1,119,945. Canford Cliffs, also in Poole, follows at £1,045,533.

"The fastest-growing seaside markets this year show that demand for coastal homes remains resilient, even as overall price growth across the UK stays more modest," said Colleen Babcock (pictured right), property expert at Rightmove.
"While some locations are seeing strong price increases, there are still many areas where living by the sea is more affordable, giving buyers a wider range of options depending on their budget.
"We're also seeing that homes priced realistically continue to attract interest, particularly in locations where price growth is being supported by buyer demand."
