Australia's first neighbourhood for first-home buyers to be built in Adelaide

South Australia has announced plans to develop Australia's first neighbourhood reserved exclusively for first-home buyers, with the project to be delivered at Playford Alive in Munno Para, approximately 32 kilometres north of Adelaide's CBD.

The precinct, to be carved out of the eastern parcel of the Playford Alive masterplanned community, will be closed to investors and repeat buyers — a first for any residential development in the country. The project forms part of the federal government's commitment to deliver 100,000 homes for first-home buyers nationally.

SA Premier Peter Malinauskas described the project as the "nation's first-ever neighbourhood exclusively for first-home buyers", designed to provide Australians with a genuine pathway into homeownership.

South Australia was the first state to sign the federal agreement in early 2026, securing $801.5 million in funding to deliver 6,877 homes. The ACT, Tasmania, Western Australia and Queensland have since joined the national arrangement, though details on how those states will quarantine homes for first-home buyers have not yet been confirmed.

Allotments at the Playford Alive precinct will range in size from 165 to 450 square metres. Approximately 30% will be capped at a maximum sale price of $259,000 for eligible buyers through HomeSeeker SA, with land prices across the broader precinct expected to range from around $185,000 to $370,000.

South Australia's 2026–27 state budget has committed $50 million for enabling infrastructure, with civil works already under way at the site. A $50 million concessional loan from the federal government has allowed road, water, sewerage and power infrastructure to be brought forward. The first allotments are to be released through Renewal SA, with delivery of around 400 homes anticipated by the end of 2027.

Land releases are expected to be staged progressively over the next 12 to 18 months.
