RBS IP enhances NatWest BTL criteria

  • Increasing the maximum loan to value (LTV) across the range* to 85 per cent from 80 per cent, bringing NatWest into line with other major buy-to-let specialists.
  • Reducing the rental income cover threshold calculation. It will now be 125 per cent of the monthly mortgage interest payment, at the Bank of England (BoE) rate +0.79 per cent. This is a significant improvement on the previous calculation of BoE rate +1.25 per cent.
  • No minimum income requirement. A holistic view of affordability will be taken.
Other features of the NatWest buy-to-let portfolio include:

§ No basic legal and valuation fees for standard remortgage cases

§ Minimum property valuation of £50,000

§ Maximum LTV on new build flats of 75 per cent

§ Minimum loan value £15,000

§ Overpayments of up to 10 per cent per year on fixed rate products allowed within the fixed rate period
