    It seems the big thing now to get business is the so called "Marketing Agreement." We have a local bank that has a marketing agreement with a local real estate company. Some of the originators for that bank have there own marketing agreement with certain Realtors, as well as a loyalty commitment for their exclusive business. One of the banks originators pays for an agents web site for his exclusive business. So it seems that paying the Realtor directly (instead of buying leads, direct marketing/presentations) gives you the biggest bang for you buck.

    that sounds like a clear RESPA violation to me..
