99K heloc and 226 first...also cash out to pay off 66K on 2nd home (ltv on 2nd home around 17%) former business owner currently has social security 36K and draws about out of IRA...no debt other than debt service above...wants to consolidate everything into 5/1 or 10/1 ARM or similar...has other assets (land and condo hotel) but they do not show as income..land to be developed in 2 or 3 years..although LTV on primary residence shown above is based on Zillow figures...actual market value will be in the 1.5 to 1.8 million range because of location and unique lot

    This is silly. --- Just do a reverse mortgage so the guy doesn't have to qualify for anything.

    The information here looks great! While most banks will turn down a situation like this, I have alot of experience with retired borrowers who dont show their income for tax reasons.
