need c/o refi on vacation beach hm prop. for excl borrowers. personal res f/c ($400K) 30yr job history, $450k in Charles schwab investments. near zero debts.
Challange - Mrs. income 100K annually, but just went self employed (computer prog/consultant) 2 months ago, same work 30 yrs, works independently now with company was salaried with for 10 years. Mr. income salaried at $70K for last 10 years.
Problem with Fannie/Freddie is change to self employed to recent.
Sub prop - high end beach hm with current $320k first. need new $525K for (200k c/o)

    They don't need to refi. Just tell them to borrower on the schwab account. There is a company in Rockville MD that will pay you an origination fee to send them the deal. Just google borrow from stock account and sign up thru the broker port.

    Borrowers have decided to lower loan amount and go to conf. $416K and use only husbands inc to qualify.

    This loan could be possibly be done as a private money loan. It would have to be done at 8-12% interest, 30/5 with a 5-8% combined fee. If the borrowers are interested contact me by phone at 503 588-9215 to discuss the particulars.
