I have a client with poor credit looking to buy a home priced around $180,000. They are willing to put down 40% and this is a primary residence purchase.

    Hi Don

    I can do a FHA with 1/2% down ( $900) needs a Min fico 600.
    there's a 2nd with MaxLoan Amt of 3% for 15 Yrs @ 8.25% for $5400 No Prepay Penalty. Will need MI as part of the loan.
    there a 1st at 96.5% LTV = 173,700.00 at FHA market rates.
    Can You tell me their credit scores. If over 600 I will get it done providing no mortgage lates in the last 12 months and Fico 600+

    Are you looking for hard money only? how long would it take to clean up their credit to refinance to standard loan?
