    Greed will get you every time. Hedge Groups have priced their selfs out of the Buy & Hold Market. Prices are going up according to the media and so will rental property prices. Am I going to buy a house that has been rented with minimal re-hab work done to it when I could buy a brand new home for a few dollars more. Even if the investor re-habs again it will not match the new home upgrades etc. and will then have to sell at an even higher price to break even. (bottom line). Real Estate is historically cyclical, Know your history, and the economic times we are now faced with for years to come. Greed = Failure
