    In our area the issue with condos is less the occupancy and more the law suits that are filed against the HOA's. Construction defect litigation needs to be reviewed by all parties. An owner of a condo can end up in a position where they cannot sell their Condo to anyone unless they have cash or hard money mortgages. These laws suits are rampant and can take years to settle. If you cannot sell your condo you are more likely to turn it into a rental.
