Recently, tightening credit standards have squeezed many prospective borrowers right out of the market, but that may be changing

    This has little to do with more lenient guidelines. Many of those borrowers with lower credit scores were hurt by depreciation and have struggled thru the last 5 yrs. I would guess that a majority of the closed mortgages are those who were not eligible for HARP mortgages now have equity and are finally able to refi.
