Hard working Family man relocating for work.
Will have 60,000 money down from proceeds of sale of current home.
Looking for a 18-24 Month term with amortization on 30 year term.
Willing to offer 5.5% rate.
I am a experienced General manager for high end Resorts and hotels and earn a salary at my new promotion of 80K plus bonus plan.
Here are the number I am working with.
Listed price 459,900
Purchase price 400,000
Value after paint and patch new carpet, Misc 525,000
Cash Down 60,000
Mortgage amount 340,000
P&I 1,930.00
PMI 125.00
Ins 150.00
Taxes 740.00
Total 2938.00A total annual cost of 35,256.00 or 44% income before bonus.

I can not relocate with out this mortgage. and I can not get promoted with out relocating.

This is based on a home we have found. if it sells the home we will find will fit these number give or take.

    2. The underwriter will require the following:

    A. Purchase Agreement
    B. Financials
    C. Appraisal
    D. Title work
    E. May ask: Land Survey

    3. After approval of your loan, you will receive a Funding Addendum that you will need to have your client sign and notarize and wire the 4.5% bond money within 24 hours.

    4. Upon client’s request you will receive an Approval letter.

    Please note the following:

    • Closing cost is a tax write-off.

    • Broker fees are also a write-off; tell your clients keep all statements and receipts we provide to them.

    • 4.5% bond funding is also a tax write-off.

    • Inspection Fee Included.
