CA, Single-Family, Refinance, $265K, 622 FICO, 79% LTV

Have a potential FHA stream, perfect mortgage but scores are 629 and 622. Not sure on income qualifying, haven't addressed with borrower yet. I can't do with those scores. Any options out there?

    Why go FHA. From the limited data given looks like it could go FNMA. Presume that by now you've been able to get more info from your borrower as to DTI, etc. Give me a call at 951-206-3357 or email me complete details at jhamill@westernbanc.com do we can get this put together for you.

    We are a wholesale lender and do not require fico scores on FHA Streamline refinances.

    Do you pull your credit reports thru Kroll? Ask someone in you operations department to run a "creditXpert" on the report. You basically tell the software you need to increase the fico scores by 20 points and it will run a repot on exactly what the borrower can do to get the fico scores up. I use this often and it helps the borrowers rather than them walking blind and just wondering if they pay something down or off if it really will affect the fico score.

    I work with Open Mortgage and we are correspondent with Plaza and Sunwest, they will take a score of 620. I think American Financial Resources will also.
