This is for a single family, owner occupied detached residence in NJ. Good job histories for both borrowers where the applicant has a 700+ credit score and the co-applicant has a 675 score.

    I work for Discover Home Loans (division of Discover Financial Services). We have great loan programs here with fast pre-qualification process (can let them know during the same conversation whether they are pre-qualified). We also have an official underwritten pre-approval process that takes only 72 hours to complete. It looks like the issue is going to be can they qualify with the 675 fico.     Okay based off of the information above as long as their debt to income ratio isn't to high they should be okay. I'm with them the entire process and you can contact me anytime within the process as well.
